We will advise you of an achievable rent, suggest any works required to enhance the 'let-ability' and hilight any potential problems or safety issues that need to be addressed.
Marketing
To market your property we use the traditional method of local press publications with high profile colour advertising coupled with internet property search sites such as 'homes24.co.uk' and 'rightmove.co.uk'.
To Let Board
We will arrange for a board to be errected upon your approval.
Accompanied Viewing
Every prospective tenant will be accompanied by a City & County Residential Lettings representative.
References
All tenants will be subject to interview and fully comprehensive referencing by the industries market leading credit/referencing agency.
Schedule of Condition
Not often included with other letting agents, we will prepare a detailed inventory of the condition of the property and it's contents.
Legal Paperwork
We will prepare a nine page tenancy agreement, with all the appropriate notices (such as section 48) contained within. We also prepare the deposit prescribed information form.
Deposit Transfer
We will transfer the damage deposit to the DPS deposit scheme where it will be held until termination of tenancy.
Costs
85% + VAT of the first months rent.
£25 + VAT for any requested letter or notice (rent increase etc.)
£50 + VAT for any appointment requested (inspection etc.)
